Great quiet location

Great location and great to have the free parking close by. Nice hotel. But no hot water from tap in bathroom and very bad drain smell in room. No fresh water in room to drink, no tissues, shower cap & soaps missing (?) Nice shower gel and conditioner in shower.

Room was comfortable and what we needed for a short break. Some of the communal areas (stairs and landing were a bit untidy but didn't affect the stay.

Room was ok, it was clean and spacious however it was too warm. I turned the heating off and went out for the day but on my return the heating had been put to the maximum so my room was too warm again. The window barely opened which didn't help. Breakfast was a choice of bread, plastic wrapped pain chocolate, three cereals, triangular cheese, ham, chorizo and what might have been melon. Coffee, tea, apple juice and orange juice available. The high level drainage in the sink wasn't connected to anything so when water splashed over it, the water fell on the shelf below the sink. Overall, it looks better than it is.

Perfect for university quarter short stay

Great base for university quarter, botanic gardens and Ulster Museum visit. Free parking zone. Room smaller than expected but perfectly adequate for one night (room 2). Comfy enough bed and modernised facility. Taps loose in bathroom. Polite, considerate neighbours a must due to layout.

Where to begin - had to call to gain entry. Only received entry directions AFTER we arrived. The person “receiving” guests had headphones on and didn’t hear me knocking, and he didn’t seem particularly pleased that we were there. Difficult to get bags up the stairs with bags. The room was hot, and in addition to no AC, there wasn’t even a window. Had to prop a back door open and run a fan to make the room tolerable. Shower pressure was inadequate and it was difficult to maintain water temperature. Als, shower tiles were broken and loose. Breakfast area was too small and food/coffee were not very good. It is in a nice location - short walk to restaurants and city center in Belfast. Would likely not stay here again.

Disorganised and unwelcoming.

I stayed here one night for £237.78 (with a coupon). For that price, I expected a seamless experience. The room was spacious, clean, and comfortable, but the shower was poorly designed - water went everywhere. Still, the main issue wasn’t the room but the staff and disorganisation. Before arrival, the front door was locked, no staff in sight, and I had to buzz repeatedly before someone finally answered remotely. I later learned guests are sent a door code via WhatsApp; I never received one. This lack of communication set the tone. At check-in, things quickly soured. Despite confirming beforehand that only my partner and I would be staying, the staff insisted on charging £50 for a supposed third guest because a friend accompanied us briefly whilst checking in. I explained multiple times that he wasn’t staying, had no luggage, and was leaving immediately after we left out bags off, yet the staff continued to press the issue, turning a simple check-in into an unnecessarily tense and humiliating exchange. Even after check-in, she returned to our room to warn us not to smoke or make noise - rules we hadn’t broken and had no intention of breaking. It felt intrusive and prejudicial, as though we were being judged simply for being younger guests. By contrast, other nearby hotels like The Warren Belfast, Vagabonds, and The Harrison have always treated me with genuine hospitality and trust. Number 11 may look the part, but suspicion replaced welcome. I don't think I'll be back.

Nicely refurbished and equipped near Belfast Queens University. Simple service by one person, safe entry to front door and rooms by keypad but noisy rooms at main street. Beds very uncomfortable and room temperature not adjustable. Windows cannot be opened for venting. For 1-2 days in Belfast just ok, but not for longterm stay.

Belfast with a whiff

We stayed for NYE the room was nice but the bathroom really smelt v bad must be something seriously wrong with the plumbing trap system like gotten eggs and the smell was throughout the room if the door was ole ed even for a moment. The vending machine down in the lounge where I retrieved one packet of bacon crisps took 16 sterling off my bank card for items I couldn’t retrieve from the machine aka two Gina and two Crisps I would like a refund for that. Location was good breakfast terrible .

At £150 per night I expected better

I was really looking forward to our stay at this place. Having paid 150£ per night I was expecting a lovely experience While the overall look is nice, it needs some TLC and seems to be run as cheaply as possible Details.... TV reception not good enough to watch any channels. Poor WiFi stopped us Streaming. Window poorly insulated against cold and noise (the latter being an issue as it's located on a main road). Curtains letting some light in. Bathroom looked clean on first glance but dirty around the tiles. Bed looked nice but was not built properly and shook when sitting on it. Continental breakfast best avoided (packed pain au chocolate) and too late at the WE (9-11). Instructions for entry were clear and staff were nice and helpful. Expected a bit more luxury for this price.

Property was clean, but the check-in process was distressing. The confirmation email states that information on how to access the property will be provided 24 hours prior to check-in. The reality is that their policy is to send out the information only 30 minutes prior to the check-in time. This caused us serious concern because we thought we were going to be ghosted during the morning of our arrival... As for the room, we arrived during a hot spell and the lack of ventilation meant that the room was hot. There is one window but this needed to be closed at night due to outside noise... There was hot water in the shower but the sink hot water was turned off (nothing came out when the tap was put in the hot position). The sink cold water worked fine. Finally, the breakfast room staff arrived late on at least one day.

Hotel ok, pero no tienen parking

Hotel ok. Tuvimos la habitación en la 3a planta sin ascensor, sin problema pero para los que no pueden ojo. Siento engañado con el parquímetro anunciado cuando no lo tienen. El aparcamiento está en la calle y es cierto que es gratis allí, pero no es su parking ni mucho menos. Desayuno ok, sin más.
