Be very careful!
This was not the stay I anticipated. Not the cleanest and you have to use the duffle bag they give you and make the bed. My biggest concern was the heater. It is a propane space heater and mine wasn't working. It went out every 5 minutes. It was starting to get cold at 8 p.m.I hung out but I really couldn't deal with the leaking smell of propane in fhe wagon. i had to leave and find somewhere else to stay. It was non refundable which was no good.i just wanted clean and warm of which it was neither.

Loved the running of the horses!
We were upgraded from a teepee to a wagon, which was a great thing since there were lots of storms and rain. It was nice and warm with the heating and super fun. Less fun was the run over to the bathrooms that were definitely substandard. All that could be forgiven on a dude ranch at the end of season, but some of the staff were very unfriendly and seemed as if they really didn't want to be there.

Ceiling falling apart in bathroom. One shower broken, another had an inch of mud caked on for four days, toilets were gross. Loved the round toilet seat on an oval toilet. Smh

They were confused as to when I was coming and when I shoowed up wanted me to jump through all sorts of hoops to prove to them that my reservation was for the day I showed up. I had reserved bedding and towels and expected to pay for those, but when I got there they informed me that this didn't include pillows?! We left.

Problematic
First, the good: great view, great location, relatively inexpensive, cute restaurant with decent food. The bad: rundown, crooked tipi with uncomfortable 70s-era mattresses (our light was a dangling headlamp with low batteries!), hideous bathrooms (we were there for two nights during which nobody cleaned out the mud puddles by the shower or the creepy black hairball in one of the showers, the bathrooms stunk of urine, and a sink, a shower and the ceiling were broken). Dust everywhere which could have been helped by some graveling of the roads. Indifferent staff who seemed to look on guests as a cash cow. Tips: There is a hidden tip in the restaurant bills (read carefully) and you have to pay extra for sheets and bring your own pillow. And if you’re in a tipi, use the bathrooms down the hill by the cabins. They are much better. I rarely write negative reviews but this place put me over the edge. They don’t seem to care.

You do not want to stay here. Checkin took over an hour due to a mistake in the reservation, and rude/condescending staff created a very negative experience for our family. We cut out trip short and left after one night. Bathrooms are very run down and dirty. We did not know about the pet fee ahead of time and did not know ahead of time that cooking was not allowed.

The tepee was mildewy. There was a rain catcher inside the teepee. There were some cots and some bed frames pushed off to the side in the tent in addition to on the ground. We left immediately after going inside the teepee. The place was not well maintained. Do not book this property unless you don't mind at all where you sleep.

Wagon nights
We stayed in the wagon. It was a different experience than your typical hotel room. There was no bathroom in our wagon but one easily accessible to our wagon. Surprisingly it was warmer in the wagon at tonight than what was expected.

Beautiful setting. Shared bathrooms are filthy. Area around wagons are littered with cigarette butts and other trash. Shared bathrooms are filthy. Since this is a horse ranch one can expect mud and dust; but, put a mat outside the bathrooms to wipe off your shoes. Mud and dust does not explain the mold on the bathroom walls. Knowing there is mud everywhere, bathrooms need to be cleaned more often; after camping for 2 days I was looking forward to a shower, I'll have to keep looking!
