My partner and I stayed in room 33 for two nights the week of Jul 23, 2018. The location of the hotel is great and within a short ten minute walk you can reach some of Rome's famous sights such as the Trevi Fountain, the Spanish Steps, and the Pantheon. However, our overall impression with the management is one of neglect. We will not be staying at the Prestige Guest House again. The current Expedia score of 4.1 of 5.0 may have been accurate some years ago but this is no longer the case. For example, the air conditioning was not working during our stay. Deeksha also notes this in his review of Jun 4, meaning that the AC has been broken for nearly two full summer months. Clearly management has no intention of fixing this issue. We were told that the required spare part could only be sourced from a factory currently experiencing a labour strike! At one point my partner requested an iron to touch-up her dress before leaving the hotel for the evening. We were told that no iron or ironing boards were available. Breakfast, although included, was not offered the first of our two mornings at the hotel. When we did receive breakfast the day of our check-out, we were dissapointed with the quality. As one previous reviewer noted, the main breakfast items were cheap, overly-sweet pastries. Breakfast is in served in the room because of the small size of the hotel. Finally, we noticed that the toilet seat was broken and that it had been taped together instead of repaired.

It’s close to The Central
AC was down the day we checked in. We were promised it’ll be up the next day but still no. We spent 2 hot sweaty summer nights there. We were exhausted from all the walking around and knocked out only to be awaken with the heat again..

The hotel room was very good, the staff was nice and accommodating. They also had a taxi service, to the airport for $55 including luggage. But we had two issues: 1. The A/C wasn't working! It was a hot summer day in Rome and the rooms were burning up, we called the hotel owner and he said it was a national holiday and the repairman won't be able to come till Monday (we were staying on a Saturday). That is understandable, but when I asked the owner if he could get a fan or something, since it was burning up indoors and the only window was ventilation was tiny, he said "I don't have fans and I can't get you one". I found this to be very rude, and their lack of responsibility bothered me - we couldn't fall asleep till after midnight when it cooled down enough, the bedcovers didn't help, they were super thick and warm. 2. There was a standing shower, which leaked! I came out from the shower to see the water had spilled out to the floor and there was no barrier between the bathroom and the room, so it had leaked out to the room carpet! It was ridiculous, I've never seen such a bad bathroom design before. We wiped down the floor and soaked up as much of the carpet as we could. Overall, stay would have been much nicer if it wasn't so hot indoors and if we had been able to have atleast one fan for the room.

The only good thing about this hotel is the location. Mold all over the ceiling, shower door is broken. Light fixtures are hanging from the ceiling. The coffee in the breakfast had hard milk in it. Very dirty !

Disappointing
Quality of 'breakfast' was very poor (glass of warm juice, lukewarm water for tea, a cheap pot of yoghurt and a cheap pastry), not what I would class as a 'continental breakfast' and resulted in us having to buy breakfast everyday. Despite 'breakfast' being delivered to the room everyday at a time requested - it was late everyday. Facilities described; satellite channels (didn't work) minibar (non existent) bathrobes (non existent) and daily housekeeping (ear plug under the bed found on arrival remained there the whole time). Toilet seat in the bathroom was broken. Lid to the bin in the bathroom was broken. Bathroom had mould in and smelt of mould. Hot water took an age. Despite being asked for our departure time and confirming this with the manager, we felt hassled on the day of departure by the housekeeping/cleaner who clearly wanted to get the room clean quickly and go home. When departing we needed to pay the city tax, we had to ask for a hand-written receipt as proof of payment as the cleaner/housekeeping took the payment in cash and did not want to provide a receipt. Overall, poor service and very disappointing given that it was not chosen as a 'cheap' option.

Great location.
I booked only 2 nights. .arrived there by shared shuttle , it is a flat in a building located in third floor . My room number was 33 , it is spacious, comfortable room with a nice view on fiattrina street . But in the first morning there was no hot water to have a shower, The owner later on moved me to another smaller room number 34, it was a really smaller , with a closed small balcony that occupied by some hotel equipment, and the outer-part of AC which produces a noisy loud sounds when it is working , there are also a closed small door which communicate this room with reception room, so it is easy to hear voices feeling no privacy . The breakfast is basic but adequate. In expedia it is mentioned that there is free minibar-items which I didn't find as there were no items at all wethear free or paid it was just empty. The front desk is available in certain times, so should have a contact before arrival. The positives: location, the first room was very comfortable apart from hot water deficineny. , the owner is frindly

Friendly welcome by Shane with plenty of local area knowledge and hotel and room assistance. Room was tastefully decorated. There was no fridge in the room as advertised. Wifi could drop out occasionally. Could occasionally hear neighbours but this was to be expected in this type of building. Third floor up with small lift. Housekeeping very good. Breakfast bought to room at your requested time. Great area close to Spanish steps and Trevi Fountain. Would stay here again.

Very hot, noise level is irritating!
The location of the hotel is perfect and it was okey in terms of cleanliness. However, the room we had ( room 34) was very hot. The AC wasn't working properly. We tried to open the window but it wasn't a relief as the noise coming from the AC outside the room was too loud! In addition, the room isn't soundproof (common in average accommodation in Europe-own observation) and one afternoon the receptionist was too loud talking over the phone. The phone was also in loud speaker. If ever you decide to stay in this place, avoid room 35 as the reception is just outside this room. I did not understand why the receptionist did not realise that there could be guests sleeping! The door going into this guest house is pretty small and was awkward to get through when you have a backpack on. The internet isn't good specially in the evening. I had to connect-disconnect many times. We paid for breakfast but the coffee we had was cold. It was good that they try to bring in food into the rooms but maybe put it in some thermos etc. As the reception isn't 24 hours, we had to organise bfasts the day before. I was told to leave a note for the time we'd like our bfasts and what we'd like. I put 7:30 but it arrived after 8!

Pros: let me store my luggage while I explored the city since I was there early, super easy walk to pretty much everything! (5-7 mins to either Spanish steps or trevi fountain, 15 to vittor Emanuel monument and nearby ruins, 20 to colosseum), 2/3 staff members were helpful, clean Cons: spent almost 2 hours trying to get in because no one would answer my buzz up to them, slightly musty smelling and very humid, breakfast was eh

Wonderful convienent Hotel in Roma!
We had a wonderful stay at Prestige Guest House. The staff was very friendly and able to assist/reccomend places to go and how to get around Roma. The breakfast was delicious and a wonderful addition to our mornings! The room was beautiful! It's on a pedestrian only Cobble stone block of great shopping. Which we loved!

Great location and perfect for a weekend stay
We were very happy with our three nights at the Prestige Guest House. The room was quiet, comfortable and spacious enough. Nice clean bathroom. Very well priced. Close to many sights so it was great to be right in the middle of it and walk everywhere to explore Rome. They even offered to arrange a private transfer to pick us up from the airport which in our case was a god-sent since the cabs were on strike for a few days and there was none at the airport so we would have had more trouble getting to the hotel late at night. If I had to pick on one thing then it would be the breakfast but we didn't go there for the breakfast and it isn't important to us. The coffee would usually be cold by the time we get to drink it but we weren't there for the breakfast.

This Guesthouse is the perfect smaller accommodation for any couple hoping to see Rome in its glory,close to the nightlife, restaurants and a stroll away from some of Romes many famous sights such as the Spanish Steps to name 1. Staff couldn't be nicer and more accommodating. Only Query is "where are the bathrobes" but all in all a great place to stay.
